<p>Thank you for choosing Keys Vacation Rentals for your vacation rental accommodation. You will be contacted by one of our property managers within 24 to 48 hours in order to confirm reservation details. <br>
<br>
<strong>RENTAL AGREEMENT: </strong>After making a reservation, either online, or over the phone, we will send you a rental agreement to sign electronically. Your rental agreement will arrive within the next 24 hours for you to e-sign. Your reservation is not finalized until a rental agreement is signed by all parties.<br>
<br>
<strong>REQUIRED PAYMENTS:</strong> 25% Initial deposit due at booking (50% Sunset Key) and the balance will be due 60 days prior to your arrival (90 days Sunset Key). Payments can be made by check, wire transfer, Visa, MasterCard, Discover and American Express. A 4% discount will be given to all reservations paying by cash, check or wire transfer.<br>

<strong>PETS:</strong> Some of our homes are pet friendly. ALL pets MUST be pre-approved and a nonrefundable $150 per pet fee is required, with 2 pet maximum. NO PETS are allowed unless authorized in advance. Reports of unauthorized pets may result in the termination of this agreement with no refund.<br>

<strong>SECURITY/DAMAGE DEPOSIT:</strong><br>
As part of your stay, you are purchasing Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to checkout. The $69 policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy or can be found online at www.vacationrentalinsurance.com/g20vrd. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Keys Vacation Rentals any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Keys Vacation Rentals directly if you do not wish to participate in this assignment.<br>

<strong>CANCELLATION POLICY:</strong> Cancellations made over 90 days prior to arrival date, the guest is entitled to a refund less reservation fee. Cancellations made within 90 days are subject to loss of deposit and $250 cancellation fee ($500 for Sunset Key properties) if property is not rebooked for same time period and rate. In the event the property is rebooked for the same period and rent amount, you will be charged the $250 cancellation fee ($500 for Sunset Key properties) and the $50 non-refundable reservation fee. Tenant acknowledges that cancellations made within 60 days of arrival are non-refundable. In order to receive a refund of a reservation cancelled within 60 days of arrival, guest must have purchased trip insurance and qualify for a refund according to the guidelines and policies of the insurance company. All cancellations must be in writing and acknowledged by Keys Vacation Rentals.<br>

<strong>CHECK IN TIME:</strong> Is 4:00 p.m. We make every effort to ensure all homes are clean and ready for occupancy after 4 p.m. However, during Holidays and Peak Seasons, check-ins could be as later and property is not guaranteed to be ready at 4:00 p.m. Please schedule your arrival to coincide with our check-in time. Compensation will not be given for a late check-in time. If you anticipate arrival after 5 p.m., please make arrangements with our property manager to leave directions and keys.<br>
<br>
<strong>CHECK OUT TIME: </strong>Is at 10:00 a.m. A fee will be charged for last-minute, and/or unapproved early check-ins or late checkouts. Please plan accordingly.<br>
<br>
<strong>HURRICANE POLICY:</strong> If you are traveling during Hurricane Season, June 1 through Nov. 30, we strongly suggest you purchase Travel Insurance. Refunds in the event of a hurricane threat, hurricane or hurricane aftermath will be dealt with on a case-by-case basis if the guest chooses not to purchase trip cancellation and interruption insurance.<br>
<br>
<strong>CSA RESERVATION TRIP INTERRUPTION / TRAVEL CANCELLATION INSURANCE: </strong>Travel insurance is not refundable, but may cover you up to the entire reservation cost, minus any travel insurance costs. You may purchase CSA Travel Insurance through Keys Vacation Rentals or through an agency of your choice. This insurance is available to U.S. residents only. We ask our international guests to find a local provider.<br>

<strong>GUEST RESPONSIBILITIES:</strong> Guests assume all responsibility for behavior of self and their guests and agree to abide by all rules and regulations of the property. The total number of persons allowed in the property at any time is restricted to the stated limit for each property. This limit includes all persons of any age occupying the property, regardless of available bedding. Eviction without refund is the penalty for guests that do not abide by the rules, regulations or restrictions. Renter shall ensure that televisions, stereos and all sound producing devices are used in a manner which does not disturb neighbors or residents. Should guests behavior necessitate eviction (including a complaint of noise or any other violation set forth by the County of Monroe in the City of Key West, or any applicable condominium or homeowner’s association rules and regulations) all prepaid rents and deposits shall be considered earned. No occupants under the age of 25 are allowed unless accompanied by parent or legal guardian.<br>
<br>
<strong>MAINTENANCE:</strong> Our maintenance and housekeeping staff is here to make sure your vacation home is in the best condition that it can be. If you should discover otherwise, please report it to us immediately and we will correct it as quickly as possible. No guarantees of repairs will be made and no refunds will be given for malfunctioning equipment or loss of public utility. No refunds will be given for acts of God, government, weather, tidal action or beach or road closings. Keys Vacation Rentals and/or an authorized employee or repairman may enter the premises during normal business hours for any purpose pertaining to repair, improvement, inspections, showings and management of the property. In the event of circumstances beyond our control, we reserve the right to substitute comparable accommodations, if available. Any maintenance or cleaning issue must be addressed prior to checkout.<br>
<br>
<strong>HOUSEKEEPING: </strong>Your vacation home is cleaned prior to your arrival and also upon departure. Additional housekeeping can be arranged for at an additional cost.<br>
<br>
<strong>SMOKING:</strong> Smoking is not permitted inside any rental. Any interior smoking will result in additional cleaning costs at guest’s expense.<br>
<br>
<strong>LIABILITY:</strong> This vacation rental is privately owned and the management company and/or owner reserve the right to refuse services to anyone breaking the stated terms and conditions. The homeowner and/or Keys Vacation Rentals will not be held liable for any accidents or injury to guests while staying in the vacation rental. Nor will the homeowner and/or Keys Vacation Rentals be held liable for the loss of money, jewelry, valuable or other possessions of any kind. Keys Vacation Rental or the owner shall not be liable in respect of loss or changes caused by forced majeure e.g. Strikes, Fire, Flood, Closure of Airports, Weather Conditions, and War, Riots, Terrorist Activity or any other event beyond our control.<br>
<br>
<strong>DEFAULTS: </strong> If a guest defaults in the performance of any obligations contained herein and a suit of law is brought against guest or persons accompanying guest, Keys Vacation Rentals shall be entitled to recover all costs and expenses, including court costs and reasonable attorney’s fees. We reserve the right at any time to correct any errors in pricing or descriptions. Property and service prices and descriptions are subject to change without notice.</p>
